Create Your Listing & Add Optional Services

Creating a listing on our system takes most sellers about 15 to 20 minutes using an easy, step-by-step online process. During checkout, you can choose optional services such as MLS® System exposure, social media ads, or lawn signs to increase visibility.

You have full access and control of your listing, and your data, at all times during the selling process.

Start with a ForSaleByOwner.ca listing only, and manage it fully inside your seller account.

Hire Any Additional Services You Need

We recommend pricing your home properly from the beginning—when buyer interest is at its highest. If you are unsure about the asking price, you can order an appraisal or obtain historical sold data from us if it is available in your area.

Many sellers also choose professional photography, a 3D tour, measurements, or floor plans before going live. Getting this done before the listing launches usually makes the whole process much smoother.

Showing Your Home

As soon as we upload your listing to the appropriate MLS® System, exposure on REALTOR.ca and our syndication feeds is often immediate. Buyers and buyer’s agents may start contacting you within hours.

This creates an initial buzz around your property. It is very important that your listing information is 100% correct when you make your REALTOR.ca debut. That is why we are so thorough during setup.

From this point on, you should be easy to reach and as accommodating as possible with showing requests. A phone number that is available 24/7 helps a lot. Keeping your home extra tidy reduces the stress of short-notice viewings.

Pro Tip

Work around buyers’ schedules whenever you reasonably can. Flexibility often increases your chances of attracting serious interest more than sellers realize.

Receiving Offers

The real estate sales contracts for each province are provided to our customers in PDF format. You have two main options for how offers are received.

Option 1

Offers are submitted directly to you

Buyers and buyer’s agents send their offers to you for acceptance, review, counter, or rejection.

Option 2

Offers are submitted directly to your lawyer

Some sellers prefer to have all offers sent straight to their lawyer for handling and review.

If the buyer is not represented, they can use the blank provincial sales agreement PDF. If a real estate agent is involved, the agent will typically bring the offer to you—or to your lawyer if you have instructed them to do so.

Close the Deal

To help your sale go smoothly, we recommend that you line up a real estate lawyer or notary before your listing goes live. Many sellers receive an offer quickly and then find themselves scrambling to locate legal help on short notice.

Once you have an accepted deal, your lawyer or notary takes over the conveyancing process and handles the legal paperwork, title transfer, and closing logistics. Closing, adjustment, and possession dates should be clearly set out in the sales contract.

Your legal professional works with you to protect your interests and make sure the transfer to the new owners is completed properly.
